A resolution concerning Church Towers' PILOT payments has been taken off the agenda tonight.

The first Hoboken City Council meeting of 2009 will be at 7 tonight in City Council chambers. You can see the agenda for tonight's meeting and here's a preview of what'll be on (and what's been taken off) that agenda for tonight:

• We heard representatives from the Hoboken police and fire unions will be at the meeting tonight. In the midst of Hoboken's budget mess, many in town are calling for reductions in the police and fire departments as a means to save money. Not surprisingly, this has upset union leaders and we're told they'll be there tonight to publicly defend the Hoboken police and fire units.

Tony Soares appointed to Hoboken Zoning Board

A meeting of the Hoboken Zoning Board this past fall regarding the Neumann Leathers site.

In an announcement that has some in Hoboken buzzing, Tony Soares was appointed yesterday to the Hoboken Zoning Board by Mayor Dave Roberts.

There have been two absent positions on the Zoning Board for a while now and Soares and Michael Novak were both named this week to fill the spots. Soares said he's not sure, but he thinks he's the alternate. "I think I make people's palms sweat a little," Soares joked this afternoon.

Soft real estate market good for first-time buyers

"For a condo, anything under $300,000 or a townhouse under $400,000 in a desirable location is the sweet spot in the market right now," Paul Csik, senior vice president, American Properties Realty, tells the Star-Ledger.

Realtors and sellers may be bemoaning the state of the real estate market both nationally and in Hoboken -- but these days are also a great time to buy, reports an article in today's Star-Ledger.

The median price of a single-family home in New Jersey is now $312,437, down from $330,396 a year ago. And way down from $367,573 in 2005, the peak of the nationwide housing boom. First-time buyers with excellent credit are taking this time to snatch up homes that previously were out of their reach.

Leaving Hoboken for Jersey City -- and they're happy!

Hoboken is again featured in "The Hunt" column in today's New York Times.

Mattias Johansson is a former Hoboken resident; he used to live in a studio at the Hudson Tea building -- to the tune of $2,650 a month. Johansson planned on leaving Hoboken for his girlfriend's apartment in Chelsea, but Jersey City seemed more attractive for two main reasons -- it's cheaper and there's more parking. The couple is trying to save to buy a home one day.

Hoboken real estate takes a hit

Taxes and a shrinking economy are a double whammy to the Mile Square City's real estate market.

Here's more on the article we ran earlier this week on how the 47 percent property tax increase is hurting Hoboken's already softening real estate market:

"Definitely affected home sales because it makes the cost of owning the home more expensive," said Lori Turoff, a real estate agent with Prudential Castle Point Realty. (She also writes the blog HobokenRealEstateNews.) "Having a city that has financial problems is a deterrent (to buyers)."

Hoboken's 47 percent tax hike slows down real estate market

Hoboken's tax hike is resulting in lower offers for real estate in town.

We all know Hoboken's real estate market is softening and this past fall's 47 percent property tax increase has hit homeowners hard.

But what about potential buyers in Hoboken? Has the tax increase deterred people from owning in Hoboken, once the crown jewel of the gentrified Hudson County waterfront?

"The Hoboken market has been very difficult over the past few months," said Nick Costantino, owner of Empire Realty Group at 4th and Washington. "I haven't seen people say 'no' to homes because of the tax increase but people are making lower offers on homes because of the tax increase. If your taxes go up 47 percent your price will have to come down, they just have to."

Housing inventories on the rise in Hudson County

Hoboken real estate is piling up.

The New York Times takes a look at Hoboken real estate in an article that examines how the recession is slowing down the real estate market along Hudson County's "Gold Coast."

Once New Jersey's hottest market for high-end condominiums -- drawing streams of Manhattanites -- Hudson now finds itself with 24.1 months' worth of unsold inventory.

According to the Times, that's a much bigger backlog than exists in Brooklyn or Manhattan.

Pay up, not just if you live in Hoboken

We mentioned this earlier this week, but here's more in today's Jersey Journal on how a tax research group found that Hudson County paid the nation's 14th highest property taxes from 2005-2007.

The Tax Foundation, a nonprofit, nonpartisan tax research group based in Washington, D.C., calculated that number by taking the median property tax of all owner-occupied Hudson County homes from 2005 to 2007.

Hudson County pays 14th highest property taxes in the nation

Add this to the list of reasons for Hoboken Revolt to organize another protest:

The Tax Foundation released a report this month showing that average homeowners in Hudson County paid the fourteenth highest real estate taxes in the nation. The median property tax in Hudson County from 2005-2007 was $5,865, but now -- especially with that 47 percent hike -- it can run much higher for many in Hoboken.

Morning Rush: Economy lulls activity at Metro Homes

The Star-Ledger talks to Hoboken developer Dean Geibel, who's seen here standing in front of the unfinished Esperanza project in Asbury Park.

The incomplete Esperanza in Asbury Park is a sign of the national real estate disaster. Dean Geibel, developer and president of Metro Homes, said work on the Esperanza could resume by this summer.

Meet Lisa Schroeder. She helped reclaim Hoboken's waterfront and now she's doing the same in Pittsburgh.

Hoboken Historic Preservation Commission meeting tonight

The Hoboken Historic Preservation Commission, led by Councilwoman Terry Castellano, meets tonight at 7 p.m. in the City Hall conference room.

There's not much on the agenda -- RadioShack and some other stores along Washington Street want to put up new signs, etc. -- but anyone is welcome to attend the meeting.



Hearing tonight on Neumann Leathers

You might notice the Neumann Leathers building as you drive in and out of Hoboken, on Observer Highway.

There will be another special Hoboken Zoning Board hearing tonight to decide the fate of the Neumann Leathers building.

Neumann Leathers, which used to be a tannery, now houses art studios and industrial work spaces. The aging building is currently under threat of being knocked down by developer Trammell Crow. Trammell plans to build residential units, shops and an artists' loft there.

Slim turnout at tonight's City Council meeting. We got there a little late, just in time for the "new business" portion of the meeting.

Third Ward Councilman Mike Russo started off by asking Hoboken's Community Affairs Director Fred Bado for reports on all the city's PILOTS (controversial payment-in-lieu-of-taxes plan for new development in Hoboken) in the city, for review.

New restaurant coming to former home of Mercy Grill

Look for Hoboken Bar & Grill to open at what used to be Mercy Grill.

Hoboken residents have long wondered: What'll open up at what-used-to-be Mercy Grill, the Washington Street eatery which closed quite abruptly last December?

Hoboken Bar & Grill will be opening at that location. Co-owners Paul Valenzano and Mike Citarella aim to have the restaurant open as early as January or February of 2009.

Older Hoboken having trouble meeting tax hike

Some Hoboken residents are worried they can't cough up enough money to pay their increased taxes.

More bad news about Hoboken's tax increase...

Hoboken Now was chatting with a local real estate agent last week and he said since the 47% tax increase was announced, he's seen several Hoboken homeowners come into his office, worried about how they're going to make the increased payment.

Morning Rush: Rentals are strong and a rebound for Wall Street?

Hoboken grassroots group moves focus to tax reform

Remember the group of Hobokenites calling for a reval? Well the group, which now has about a 100 members, including a steering committee of 15, has decided to focus most of their efforts on bringing down taxes in Hoboken, although they're still going to push for the reval.

Hence, they've changed their name to Hoboken Tax Reform (after briefly considering REVOLT, according to a steering committee member) and have created a revised mission statement:

More on Hoboken's bankrupt Monroe Center. Dil Hoda says bankruptcy at the Monroe Center won't compromise other projects in Elizabeth with his development firm Tern Group LLC -- but some say problems in Hoboken could spill over.

A woman was struck and killed by a Hoboken-bound train last night in Fair Lawn.

And in a surprising decision, Angel Alicea was voted off the Hoboken Housing Authority last night. Hector Claveria took his place.

Bankruptcy at the Monroe Center angers many

After the Monroe Center filed for bankruptcy, the breezeway connecting the two buildings has remained unfinished. Tenants worry about rainwater leaking inside and then freezing.

The owners of the Monroe Center filed for bankruptcy this fall, leaving tenants concerned about building upkeep and debtors furious with them.

Dil Hodda and Gerard Saddel are the two members of Monroe Center Management, LLC, the company which owns and operates the arts studio complex in Hoboken. On Sept. 9, Hodda and Sadler filed for Chapter 11 bankruptcy. This month Hoda and Saddler are also petitioning to prevent the sale of their ownership of Monroe Center II Urban Renewal Company, LLC to creditors to whom they owe money.

"It's like a ship sinking," said Corrado Giancaspro of the current condition of the Monroe Center. Giancaspro is a co-owner of North Hudson Electric, a contracting firm that did work at the Monroe Center. "There's leaks in the studios, the electricity got turned off (it has since been turned back on), there's a breezeway connecting the two buildings that never got finished."

Trammell Crow's bid to take over the Neumann Leathers building continues tonight.

There will be a Hoboken Zoning Board meeting this evening at 7 in Council chambers of City Hall, where developer Trammell Crow will continue with their quest to purchase the aging Neumann Leathers building and convert it to condos.

Before they can buy Neumann Leathers, Trammell Crow needs the city of Hoboken to change the zoning at the site from industrial to mixed-use/residential.

Hoboken clock tower recognized by American Institute of Architects

The mayor isn't the only one who likes it! The Hoboken clock tower was recognized by the New Jersey chapter of the American Institute of Architects (AIA) last month.

The two firms who restored and built the clock tower, Hall Construction, based in Howell, NJ, and Stantec were hailed as winners of the 2008 AIA Design Conference for their work in Hoboken.

Just ask Hoboken resident Chris Halleron.

Halleron works as a bartender at Duffy's, and when he's not pouring beers, he's philosophizing. And this week, Halleron is hoppin' mad over the 47% tax increase Hoboken homeowners were hit with:

It's ONE SQUARE MILE, for chrissake -- how can it be that hard for these people to manage? Hoboken covers the area of a small farm, a farm that produces a hell of a lot of fruit. With the amount of money coming in from the existing tax base, coupled with the extraordinary revenues from Hoboken's spider web of a parking utility, this farm shouldn't need more fertilizer. But on this farm we have some pigs, e-i-e-i-oh...

Monroe Center meets their new management tomorrow

Psst ... if you care what happens to the Monroe Center, Hoboken Now heard a meeting is scheduled for tomorrow, Thursday, Nov. 6 at around 1 or 1:30 p.m. at the Center. The meeting will be a Q&A with the Monroe Center's new building manager -- we have no idea who that is.

So if you have questions about your lease, rent or um, how much longer the Monroe Center is going to be around for, come tomorrow afternoon and speak up!

Reval is coming to Hoboken, city officials say ... but not immediately

Hoboken Now just heard that a revaluation of home assessments for tax purposes will be coming to Hoboken -- but before you buy that new car, you should know that its going to be awhile before you see any change in what you're paying.

The call for a "reval" became louder after residents got their first bills with a 47 percent tax hike recently. A few weeks ago a grassroots group began to push for the change, and already dozens have joined.

"The City of Hoboken agrees that a reval needs to be done inside the community," said Paul Drexel, a spokesman for Hoboken. "And the first step in the reval is tax mapping, which takes approximately a year to be completed and cannot be done until the 2009 budget is adopted. As a result, it will take several years before a reval can be completed."

Hoboken "reval" call could be flashpoint for brewing tensions

Shocked into action by Hoboken's 47 percent tax hike, a resident has started a grassroots organization to demand a revaluation of Hoboken's home values to make the city's taxation system more fair.

And in the two weeks since the Hoboken Revaluation Team started, more than 50 people have joined him.

If a "reval" becomes a real possibility, the controversy could become a flashpoint for out-and-out warfare between Hoboken's "born and raised" and the "reformers" (those who grew-up elsewhere but want a voice in how the city is run).

Hoboken now accepting applications for "workforce" condos

On the open market, three bedroom units in Hoboken's MetroStop start at $739,000. The five workforce units will sell for $253,500 each.

Planning to enter the lottery for one of those controversial "workforce" condos at Hoboken's MetroStop?

Well applications are now available at City Hall -- for those lucky enough to qualify.

Only city workers (see below) can apply for the three-bedroom units, which will sell for $253,500 -- nearly $500,000 less than comparable units at the 800 Jackson St. building on the open market.

The restriction has drawn complaints from residents and some council members, who call it unfair.

A few weeks ago, Hoboken Now noted those erotic vodka ads in the Hoboken PATH station, and it got us thinking about how steamy certain area real estate ads are.

Hobokenites attending a public hearing on NJ Transit's plan to build parks, public plazas and nearly a dozen skyscrapers on its land along Observer Highway reacted to the plan with outrage and scorn, calling it everything from a "monstrosity" to a "comic book."

But do they have the power to stop it?

Hoboken's own Yo La Tengo will play tonight at Maxwell's to save Neumann Leathers from the wrecking ball.

Want to save Neumann Leathers from being converted to apartments? Like Yo La Tengo?

Yo La Tengo will be joined by Matt Madly, Zilker, Five Dollar Priest and Outpost tonight for a Neumann Leathers Tenants Association benefit concert tonight at Maxwell's. The show starts at 8 p.m. and tickets are $25.

Outrage at NJ Transit plan for Hoboken Terminal and rail yards

Mayor David Roberts' plan for parks, public plazas - and nearly dozen high-rise buildings on the NJ Transit rail yard site was met with sarcasm, frustration and finally raw outrage at a public hearing Thursday.

"This plan is most stunning for its sheer arrogance," said resident Lane Bajardi after the plan was presented.

Hoboken bar Lua featured in design book

Who knew Hoboken was so fashionable? The interior of Lua garnered accolades in an upcoming design book.
Sometimes a Hoboken bar is more than just a Hoboken bar.

Lua, located in uptown Hoboken at 10th Street, will be featured in a book about interior design called Monochrome, scheduled to hit stores next month.

Miss nature? How about bringing some inside ...

Yes, we love Hoboken for its urban charms, but if you find yourself missing the serenity of more natural surroundings, consider bringing more nature into your home, and moving some of your indoor activities outside.

That's what former Hoboken real estate developer Matthew Blesso did when he added a built-in, self-watering greenscape to his bathroom and living area and moved his kitchen and shower to his newly landscaped roof, according to an article in today's New York Times.

Reminder: Final NJ Transit redevelopment meeting tonight!

Remember that tonight is the last public meeting on the plan to redevelop NJ Transit's Hoboken Terminal and rail yards.

The meeting will take place Thursday, Sept. 25 from 7 to 9 p.m. in the Multi-Service Center (on the corner of Second and Grand streets).
